The property is completely wooded with a nice mix of hard maple, soft maple, black cherry, red oak, hickory, tulip poplar, beech and more. There was a recent timber harvest here and there is still nice timber remaining, including lots of big red oak to help provide feed for deer and turkey!
The logging trails created have all been bulldozed into shape making it ideal for hunting, hiking and ATV use. The deer are already using the trails, evidenced by their prints in the trail system. The log landing area can make a good area for building a camp or pulling in a camper. With a little more clearing you can make a really nice setting above the road with view if you cut some additional trees.
Directly across the road is County owned (public) land with a lean-to by Cassadaga Creek. Cassadaga Creek is an excellent fishing stream and is part of the Cassadaga-Conewango Canoe Trip Trail. This is a nice stream to canoe or kayak on, sometimes with some extra portaging necessary. With County land across the road you will not have anyone building across from you here! All oil, gas, mineral and timber rights transfer.
